Purpose: Our client approached us with a challenging assignment: to find 75% acquisition financing on a single tenant industrial building with 3 years remaining on the lease. The tenant was not investment grade. We found a solution with a local bank which provided 10-year fixed rate financing with flexible prepayment terms, and which also allowed for the future release of a partner.
